Mortgage Application Checklist
Wondering what you’ll need to get started on a mortgage loan? Here’s a checklist of specific items that are typically required to process a mortgage application. Gathering this information and bringing it with you when you come to our office can immediately speed up the loan approval process.

All Loan Applications:

  • Copy of your purchase contract
  • Payroll stubs for your last 30-day pay period
  • W-2 forms for the past two years
  • Bank statements for the most recent three months (all pages)
  • Name, address, and phone number of landlord (if applicable)
  • Statements from any stocks and securities, 401(k), pension plan, etc.
  • Signed settlement statement or evidence of sale of assets

Self Employment Information:

  • Personal and business tax returns with schedules for the last two years
  • Year-to-date profit and loss statement
  • Year-to-date balance sheet prepared by your accountant

Miscellaneous Items:

  • If you are divorced: divorce decrees and separation agreements, including any modifications
  • If you have had a gap in your employment of 30 days or more during the past two years: a letter explaining the reason for unemployment
  • If you are receiving a gift: gift letter signed by the donor along with his or her address, phone number, and relationship
  • If you are being relocated by your employer: your company's relocation policy
  • If you own more than one piece of real estate: address of properties and loan information for each
  • If you own rental property: rental property leases

Note:
Self-employment applies if a borrower owns 25% or more of the business. If bonus, overtime, or commissioned income represents more than 25% of your base income, you must supply complete tax returns for the last two years.
